In the heart of Melbourne’s design precinct, a newly redeveloped heritage building on Flinders Lane has been transformed into a refined, move-in-ready spec suite that blends architectural character with contemporary workplace functionality. Delivered by Concept Commercial Interiors, the project was designed to instantly attract prospective tenants while showcasing a thoughtfully considered environment for modern work.
The brief called for a workplace that felt both premium and practical. Within the tenancy, the layout accommodates a highly efficient 1:10 desk ratio alongside three meeting rooms, quiet zones for focused work, a flexible office space, staff lockers, and a townhall-style social hub designed to encourage collaboration. The goal was to create a bespoke workplace that felt ready from day one – a space that tenants could immediately imagine themselves occupying.
At the centre of the design is a striking illuminated archway that draws visitors through the tenancy. This bold architectural gesture establishes a sense of journey and arrival, guiding movement through the space while creating a memorable focal point. The arch motif continues throughout the interior, echoed in the curved planter structures, rounded joinery details, and the organic forms of rugs and furniture. These repeating soft curves bring a sense of visual harmony and flow, balancing the building’s heritage structure with contemporary design language.
Underfoot, parquet herringbone flooring introduces a layer of timeless texture, grounding the interior in warmth and craftsmanship. Fluted glazing adds a further layer of depth and privacy, allowing light to filter gently through the workplace while maintaining visual separation between spaces. Combined with pale paintwork, light timber finishes, and carefully selected soft furnishings, the palette creates a calm and welcoming environment that feels both contemporary and enduring.
Lighting plays a central role in shaping the experience of the suite. Carefully layered illumination highlights architectural moments, enhances the material palette, and ensures the workspace functions effectively throughout the day.
Suspended above key areas, the Toledo Opal Glass Pendant introduces a soft ambient glow that complements the warm interior palette. Its sculptural form provides a refined decorative element while diffusing light evenly through the space. The opal glass gently softens the illumination, ensuring the environment feels inviting rather than overly commercial.
Adding further architectural definition is the ASP Forton Frame, which frames areas of the ceiling with structured lighting. This system helps to articulate zones within the open workspace while maintaining a clean, contemporary aesthetic. Rather than relying solely on traditional downlighting, the Forton Frame introduces visual structure overhead, reinforcing the design’s geometric rhythm.
Wall lighting also contributes to the layered lighting scheme. The Florence Travertine Wall Light introduces natural texture through its stone finish, bringing subtle material contrast to the walls. Travertine’s organic variation complements the soft curves and warm tones used throughout the suite, allowing the fixture to feel both decorative and architectural.
Similarly, the Palka Wall Light provides a refined accent that enhances circulation zones and quieter areas of the workspace. Its understated design delivers a gentle wash of light that supports wayfinding while maintaining the calm, considered atmosphere of the interior.
For task lighting and flexibility, the Greville Track Light delivers precise illumination where it is needed most. This system allows lighting to be directed toward workstations, meeting areas, and circulation paths without compromising the overall design aesthetic. The flexibility of track lighting ensures the space can adapt to future tenant needs while maintaining consistent visual cohesion.
Delivering the project required careful coordination. The heritage building presented a number of site challenges, including uneven flooring, lighting logistics, and compliance constraints. Despite these complexities, the project was executed with precision, resulting in a space that feels seamless and cohesive.
Black-framed glazing introduces a subtle industrial edge that nods to the building’s heritage context, while the softer interior finishes maintain a contemporary and welcoming tone. The balance between old and new allows the suite to feel connected to its surroundings while offering the performance and comfort expected from a modern workplace.
The success of the project reflects the close collaboration between the client and the Concept Commercial Interiors team.

It creates an environment that feels inspiring, functional, and ready for its next occupants – a workplace that balances heritage character with contemporary design, and one that illustrates how carefully considered lighting can shape the experience of a space.
